Understanding Your Amortization Schedule
An amortization schedule breaks every payment into the part that reduces your loan balance (principal) and the part that pays the lender for borrowing (interest). Three things to know about how they shift over the life of the loan:
- Early payments are interest-heavy. Interest is charged on your full balance, so in the first year most of each payment goes to the lender rather than to paying down the loan.
- The balance shrinks and the split flips. With every payment, less interest accrues and more of the same payment goes to principal. Midway through the term, principal overtakes interest.
- The final payment closes the loan exactly. The last payment is trimmed so the balance ends at precisely zero — you never overpay past the payoff date shown in the schedule.

Interest is charged only on the balance you still owe. As your payments gradually reduce that balance, the interest portion of each payment shrinks — and because the payment amount stays the same, the principal portion grows by the same amount.
